DSCR Loan Guarantees: The guarantees below are subject to eligibility requirements, limitations, and exclusions. Each guarantee applies only when all stated conditions are met. See individual guarantee pages for complete terms and conditions.

Approval Guarantee Disclaimer: The Approval Guarantee is issued only after a written Approval Guarantee is provided by Key Home Funding following their initial pre-underwriting review. It is subject to all conditions stated in the written guarantee, including timely submission of the loan to underwriting, prompt delivery of all requested documents, information, authorizations, and fees, and satisfaction of underwriting conditions such as credit, appraisal, property income, residency or entity requirements. Loans receiving a Suspense or Denial in the initial loan review are not eligible. If all conditions are met and the lender subsequently denies the loan, Key Home Funding will refund your appraisal fee and credit report fee in full, plus $250. Payment, if applicable, will be issued within five (5) business days of final lender denial.

Rate Shopper Guarantee Disclaimer: The Rate Shopper Guarantee applies only after you lock your loan with Key Home Funding and completion of all required application, fees, and documentation. Eligible competing offers must be written, verifiable, and itemized from a licensed lender or broker, showing the same loan amount, property, program, credit profile, and substantially similar terms, as determined by Key Home Funding in its sole discretion. If eligibility requirements are met, Key Home Funding will either beat the verified lower rate using one of their wholesale lending relationships or refund your appraisal fee and credit report fee in full, plus $250. If Key Home Funding is unable to beat the rate and you proceed with the competing lender, refunds and incentive payment will be issued within five (5) business days after you close with the competing lender and provide the final settlement statement and mortgage note confirming the lower rate.

29-Day Funding Guarantee Disclaimer: The 29-Day Funding Guarantee begins once a complete loan application is submitted, including payment of appraisal and credit report fees and all required borrower documentation. The timeline assumes timely borrower cooperation, including prompt document delivery, property access for appraisal, and resolution of title, lien payoff, and, if applicable, lien subordination requirements. Delays caused by borrower actions, tenant access issues, appraisal conditions, title or payoff processing, subordination delays, or other third-party factors may extend the timeline. If all eligibility requirements are met and the loan does not fund within 29 calendar days due to lender or broker-related delays, Key Home Funding will refund your appraisal fee and credit report fee in full, plus $250. Payment, if applicable, will be issued within five (5) business days after funding or final determination.
