One of the biggest myths about DSCR loans is that you need a large amount of cash sitting in the bank to qualify.

In reality, many investors already have enough assets to satisfy a lender's reserve requirement—and in many cash-out refinance transactions, the proceeds from the new loan can often be used to meet that requirement.

Understanding how reserves work can help you preserve your capital for renovations, acquisitions, and unexpected expenses.

What Are Cash Reserves?

Cash reserves are liquid assets that lenders want to see you have after your loan closes.

They're intended to demonstrate that you have enough financial resources to continue making mortgage payments if your rental income is temporarily interrupted.

Reserve requirements vary by lender and loan program, but they are commonly measured in months of the property's housing payment.
