
How Loan-to-Value (LTV) Can Mean More Cash From Your Investment Property
When most real estate investors refinance, they focus on one thing: the interest rate.
While your rate is important, there's another number that can have a big impact on your financial future—loan-to-value (LTV).
LTV determines how much equity you can borrow against your investment property. In other words, it determines how much cash you can walk away with at closing.
What Is Loan-to-Value (LTV)?
Loan-to-value is simply the percentage of your property's appraised value that a lender is willing to finance.
The higher the maximum LTV, the more equity you can access.
That can make a significant difference if you're refinancing to purchase another property, renovate an existing rental, pay off expensive hard money, or simply improve your cash reserves.
Not Every DSCR Lender Offers the Same Maximum LTV
One of the biggest misconceptions among investors is that every lender offers the same cash-out limits.
They don't.
Some DSCR loan programs cap cash-out refinances at 50% LTV, while others allow as much as 80% LTV, depending on the property and borrower.
That's a dramatic difference.
A Real-World Example
Let's say your investment property is worth $500,000.
If one lender limits you to 50% LTV, you could borrow up to $250,000.
If another lender allows 80% LTV, you could borrow up to $400,000.
That's a difference of $150,000 in available cash.
For many investors, that's enough capital to fund renovations, purchase another rental property, reduce high-interest debt, or provide the down payment on their next investment.
Closing Costs May Also Be Affected
Maximum LTV doesn't just determine your cash-out.
It can also affect whether some or all of your closing costs can be financed into the loan instead of being paid out of pocket.
That can preserve valuable cash for future investments and reduce the amount you need to bring to closing.
Why Shopping Lenders Matters
No single lender has the best loan program for every investor.
Each lender sets its own guidelines for maximum LTV, cash-out limits, property types, and borrower qualifications.
That's why comparing multiple wholesale lenders can make such a significant difference. The right loan program may allow you to access substantially more equity than another lender would offer.
The Bottom Line
When refinancing an investment property, don't focus only on the interest rate.
Ask how much equity you can actually access.
A lender offering a slightly higher interest rate—but significantly more cash-out—may provide far greater long-term value than one advertising the lowest rate but limiting your equity.
The right DSCR loan isn't always the one with the lowest rate. It's the one that helps you achieve your investment goals by maximizing both affordability and available cash.
